TWIYO is where brokers hand clients across borders and are actually paid for it. The split is locked and the agreement signed before a single client detail changes hands.
Founding places are open until 1 March 2027 — the first 50 agents and first 10 agencies.
The problem
It happens to every broker with an international client. The introduction is made on trust, the deal completes six thousand miles away, and the commission never comes home. Brokers have been sold pipeline software for twenty years. Brokers do not need pipeline software. They need to be paid.
The licensed broker of record receives the commission in their own jurisdiction, fully compliantly. Nothing about the local transaction changes.
Your share moves as an invoiced introduction and advisory fee between two member companies, under one network agreement TWIYO holds.
TWIYO holds the contract, the evidence and the sanction — never the commission. No escrow, no client money, no float.
How the network works

Name a client against a market in under thirty seconds. Timestamped and immutable. The network sees the market is claimed; nobody sees who. The registration holds for 90 days, renewed on logged activity.

You pick who receives it. Profiles carry completed network deals, median days to close, dispute history, response rate and licence verification date. Your client, your fee at risk, your call.

Equal by default. The receiving side accepts or counters. A conjunction agreement is generated and e‑signed by every party — and only then do your client’s details unlock. Never the other way round.

The broker of record completes locally and your share is invoiced company to company. The receiving side posted a bond before their first inbound referral, so if it goes wrong the money is already within reach.
The split
Every party on a deal holds a defined role — originating, listing, closing, or broker of record. Nominal parties are not permitted, and no deal carries more than four.
Markets at launch
TWIYO grants no territorial exclusivity. Any qualifying broker in any market may join, and routing is resolved by the originator’s choice rather than by territory rights.
Dubai and Thailand join through Two Coasts, which is a member like any other. TWIYO is a network operator, not a brokerage, and does not compete for deals.

Annual pays for ten months. Seats are never metered — switch your whole desk on.

Taken off the top of gross commission, before the broker split. Never charged on your own local business.
Your subscription is credited against it. Every success fee you generate draws the balance down, so an active member effectively pays the 10% and nothing else.
Short lets carry no fee on purpose. The amounts do not justify the admin, and free short‑let referrals keep the network warm between sales.
